Q: When do I get my security deposit back?
A: After a tenant has provided written notice to end tenancy, including a forwarding address, a Landlord must return the security deposit to the tenant, plus applicable interest as prescribed in the Residential Tenancy Act, the later of 15 days after the end of tenancy, or 15 days after reciept of a tenant's forwarding address.
Q: Can I be required to pay a pet deposit?
A: Just as a Landlord can restrict pets on tenancy, a Landlord may require a pet deposit of a tenant who wishes to have a pet included on tenancy. The pet deposit is independent of, and in addition to, a regular security deposit. The BC Residential Tenancy Act permits a pet deposit not in excess of a half month's rent.
Q: How long do I have to pay my rent?
A: In virtually all cases, rent is due and payable in full on or before the 1st day of each month. The Residential Tenancy Act does not provide for a "grace" period, even when the 1st day of the month falls on a weekend. A Landlord may commence eviction proceedings for any tenant who does not pay their rent on or before the 1st of the month.
