COVID-19 Information

In response to the COVID-19 safety issues, please be advised as follows:

OFFICE ACCESS

While we have not yet closed our office, we have significantly restricted access to protect staff and their families.   Note that an office closure may be imminent, but we continue to do our best to support our clients via email and telephone.  PLEASE DO NOT VISIT OUR OFFICE UNLESS IT IS ABSOLUTELY NECESSARY.  

RENTAL PAYMENTS

Tenants who normally pay their rent in person (cash or cheque) should make plans with our staff PRIOR to coming to our office to do so.  As things are changing daily with business closures, our office may be closed when your rent it due.  In the event of an office closure, we will do everything possible to meet with you at our location to receive rent money.  Other payment options are available, including e-Transfer and Pre-Authorized Debit and we urge tenants to consider these options moving forward, as this will limit physical contact in keeping with the government’s health warning currently in place.

PROPERTY MANAGEMENT

Property inspections have been suspended.  Any non-essential visits to properties will be deferred until it is safe for both Owners and tenants, and our staff.  

We continue to show properties available for rent, as well as conducting move in and move out inspections, while taking necessary precautions to protect you and ourselves.

Questions regarding payment of rent are beginning to be raised.  Rent is still due.  While this is a challenging time for all, and a significantly challenging period for some, we are encouraging individuals to reach out to government programs for assistance as needed.  Also, in the coming days, the Province will be announcing a “package” for renters.  We are unable to direct you to specific resources and/or programs as programs have various qualifying criteria.  Please communicate quickly if you believe you will have difficulty paying your rent.  Tenants, please remember that Advanced Property Management is a 3rd party Agent, and we do not own the properties we manage.  As such, we do not have the discretion to abdicate our responsibilities under contract. 

STRATA MANAGEMENT

In-person meetings have been suspended.  Council meetings will continue to take place via teleconference or video conference.  Most Council correspondence can be made via email, and this will allow us to continue to support Strata’s, even from home.Annual General Meetings may be deferred for a period of time, however, some Strata Corporations will not be able to put off general meetings when a new budget is required in order to maintain the operations of the Strata Corporation, or if there is an important vote.  We expect to allow for video conferencing or teleconference in most cases

REAL ESTATE SERVICES

The hosting of open houses has been suspended.

Any contractual requirements (listing agreements, offers to purchase etc.) will be done electronically wherever possible.

We will be exercising all of the recommended precautions as prescribed by the Provincial and Federal health officials when showing properties to ensure the safety of all parties involved.
